Our building needs a plan, not patches.

Carlton Terrace has no professional management company. Roof leaks have damaged ceilings in shareholder units, and in one unit part of the ceiling has collapsed. A gutter is hanging from the roofline. The results of the March 28, 2026 board election have never been counted.

The Board of Directors has seven officers and directors on record with the State of Florida. We are asking them, in writing, to answer five questions.

– of 74 units have signed the letter.

How this works

  1. Shareholders sign. One signature per unit, online or on paper.
  2. The letter goes by certified mail. Under Florida law (s. 719.106(1)(a)3., F.S.), a written inquiry sent by certified mail requires the Board to respond in writing within 30 days.
  3. We share the answer here. If no substantive answer arrives, the next step is a complaint to the Florida Department of Business and Professional Regulation (DBPR).

This is not a recall, and it is not a lawsuit. It is shareholders asking their Board, formally and on the record, how the property will be looked after.
